MAINTENANCE TECHNICIANThe Maintenance Technician is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. The Maintenance Technician is also responsible for the make-ready process in a manner consistent with the property's operational objectives under the supervision of the Maintenance Supervisor and Community Manager.Community MaintenanceRegular/daily onsite attendance is requiredRespond to resident/management requests and work orders for community common areas, buildings, and units in a timely mannerEnsure all repairs and replacements necessary for community common areas and unitsAssist with the scheduling and performance of all maintenance/repair-related turn eventsAssist in the daily clean up of the exterior of the community, including grounds, breezeways, and all common areasPerform swimming pool maintenance and cleaning and maintain accurate, timely chemical logsInspect grounds, buildings, and other community features daily to identify, minimize and correct hazardous property conditions or liability concernsMaintain preventative maintenance program that extends the life of the community while minimizing future repairsResponsible for understanding and following Asset key policyMaintain well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelinesAssist the Maintenance Supervisor in maintaining the hazard communications program; teach and promote safe work practicesParticipate in unit inspections as requestedAssist Maintenance Supervisor with monitoring inventory of equipment and supplies as requestedMaintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, work in progress, etc.Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model unitReport any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community ManagerParticipate in on-call emergency at communityUtilize property resources, equipment and supplies economicallyPerform additional tasks and responsibilities requested by Maintenance Supervisor and Community ManagerCustomer & Resident RelationsManage excellent customer service and monitor service request turnaround and responsivenessProjects a favorable image of the community to achieve property objectives and public recognitionEnsure consistency in dealing with residents on all mattersEnforce policies of the community that the immediate supervisor delegatesEducation/experienceHigh School Diploma or EquivalentAbility to understand and perform all on-site software functions; basic computer skills required.Must have basic knowledge of Fair Housing Laws and OSHA requirements.Physical requirementsWhile performing the duties of this job, the employee is regularly required to move about to accomplish tasks or move from one worksite to anotherThe employee is frequently required to ascend and descend ladders, stairs, ramps, step stools, etc., move self in different positions to accomplish tasks in various environments, including tight and confined spaces, traverse flat and uneven terrain, work in an overhead position and/or reaching, adjust or move objects of 100+ lbs. in all directions, lifting and placing objects of 100+ lbs., communicate with others to exchange information, repeat motions that may include wrists, hands and/or fingers, operate machinery and power tools, operate motor vehicles and/or golf carts, assess the accuracy, neatness, and thoroughness of the work assigned, identify and inspect objects and areas, exposed to outdoor weather elements (wind, precipitation) including low and high temperatures and exposed to hazardous chemicals, and able to work overtime, weekends, night hours (on-call property emergencies).The employee occasionally remains in a stationary position, often standing or sitting for prolonged periods.License/equipmentMust have reliable transportation due to the emergency on-call requirement.At Asset Living, a variety of factors are considered in making compensation decisions, including, but not limited to: skill set, background and training, certifications, etc. When selecting the top candidate to hire for a position, the offer we extend is dependent on the facts associated with each specific individual's relevant experience for the role.
